A property manager is for those who want a completely passive investment. They will handle everything: from filing taxes, to scheduling cleaners, ordering supplies and sending out their handyman. They will own your listing and shield you for all aspects of the business.
A typical co-host assists with day-to-day operations such as guest communication, calendar management, cleaning coordination, and pricing management. You are involved in some aspects, such as repairs, as well as listing management, and have full visibility.
Our Beyond Cohost services are for the owners who want to remain involved, yet we include far more than most.
Included with our services:
Listing Management and Optimization
Create or update your listing with strategic keywords and best practices to maximize visibility and bookings.
The property owner will own the listing even if we create a brand new listing.
Dynamic Pricing
Optimize pricing based on property amenities, market conditions, seasonality, and minimum night stays.
We utilize our own paid subscription for a dynamic pricing engine.
Guest Communication
Provide responses to guest inquiries and potential bookings.
24x7 number for property emergencies
Lock Automation & Integration
Includes software setup and integration (hardware not included).
Guests will have their own door code, valid only during their stay.
Automated Guest Messaging & Communication (Software included)
We implement and optimize key communication messages:
After booking – Guests receive a confirmation message immediately after booking.
One week before check-in – Guests receive a reminder along with a link to the property guide.
Check-in instructions – Detailed instructions sent via SMS and email.
After check-in – A follow-up message to check if guests have any questions.
Before check-out – A reminder with a checkout list, sent one day before departure.
Post check-out – A final message to confirm a smooth departure and request feedback.
Cleaner Management
Coordinate check-in/check-out and cleaning services (pass-through costs apply)
During the busy season do same day check-in/out.
Property Guide Creation & Hosting
Create or update your property guide following best practices to host it digitally
Generate a QR code for quick guest access to the digital property guide.
Property Maintenance
Coordinate and oversee property maintenance needs such as handyman, plumber, electrician - (pass-through costs apply).
Monthly Review & Optimization
Analyze page rank on a monthly basis and adjust dynamic pricing for optimal revenue and occupancy.
Track each change made in the listing and how it affects the page rank
Inventory & Supplies Review
Regularly assess supplies and backup items to ensure a fully stocked property.
Property Walkthrough & Recommendations
Conduct a video walkthrough to identify potential improvements.
Fee
15% of revenue (excluding cleaning fee)
